If I buy in Spain will I get the deeds to my property?
Yes. The deeds in Spain are called an Escritura.
What is the electricity supply level in Spain?
220 volts. Most UK appliances will be compatible with this supply and you can use adaptor plugs to convert the Spanish electrical sockets to suit UK appliances.
Does the Spanish government charge taxes on the purchase of a home?
Yes. A variety of fees and taxes is payable when you buy a property in Spain. These fees usually add approximately 10% to the property purchase price.
Can I get a Spanish mortgage for a home in Spain?
Yes. The maximum mortgage in Spain is usually 80% loan to value. We can introduce you to a mortgage broker if required.
 What deposit will I need to make on the home purchase?
If you purchase a new home it will usually be 3,000 Euros. If a re-sale home is purchased, the deposit will be 10% of the purchase price.
Will I have to make a Spanish will?
No. However, it is strongly recommended upon your property purchase that a notarised will is granted in front of a Spanish Notary related to the assets in the Spanish territory.
How do I change my UK money into Euros?
With the money markets moving daily a point percentage rate change can mean the difference of several thousand pounds on the amount of money you will be dealing with. Therefore, you should talk to a money broker for this transaction. We can introduce you to a broker if required.
Do I need any visas to live permanently in Spain?
No. An EEC resident technically does not need a work permit to work in Spain, but you would require a residence card. This is usually granted if you can show you will not be reliant upon the state.
Is there a National Health care system in Spain?
Yes. There is a public health care system in Spain offering free or low cost care to those contributing towards Spanish social security.
Can I take my dog or cat to Spain?
Yes. However, it is important that you check to make sure you have the correct papers and information, and ensure that you understand the process (and do remember, if traveling via another country, you will need to adhere to their regulations as well). A lot of restrictions have now been lifted on traveling with pets in certain countries and 'passports' can be obtained providing the animal has undergone a health check with satisfactory results. Your pet will need to be vaccinated against Rabies, have a blood test and be fitted with a microchip. It is a good guide to ask your local veterinary clinic.
How will I know which area of Spain will suit me?
Some areas are hilly and some are reasonable flat. We know the terrain in our operating areas very well and your consultant will always discuss this with you.
Will I have any building guarantee?
Yes. As Spain is in the EEC you have more or less the same guarantee as you have in the UK.
Are there any advantages in either New or Re-Sale homes?
Yes. In a new home you usually have the advantage of buying off-plan, giving you the advantage of fixing the price early and taking the capital growth whilst the building is going on. In a re-sale home you usually get some or all of the furniture and you get the home quicker and your location could be well established.
If I pay a deposit or stage payment, is my money safe if the builder goes bust?
Yes. If the builder does not supply a Bank Guarantee, you can buy one. This puts the Bank between you and the builder and your funds do not leave the bank until completion.
Can I buy a property as a pure investment, without an inspection visit to Spain?
Yes, of course. We will be pleased to advise you on the most suitable investment property.
Can I use my pension to buy a property in Spain?
Yes. Under the new rules, pensions are able to purchase overseas residential property. You need to take independent advice and we will introduce you to an advisor who specialises in this type of pension.
